Mark and Katy had wanted their own home ever since they got married two years ago. Now that they just brought a little girl into the world, they really wanted to get out of their apartment. They had been saving all their wedding money and putting some extra cash aside each week for their downpayment and now they were ready (and able) to buy.
They saw a house in the paper that looked right for them and they contacted the real estate agent who had advertised it. The agent convinced them not to buy the house they had seen but instead showed them several more expensive houses. They felt pushed and uncomfortable but, not knowing anything about real estate, they ignored their apprehensions and bought one of the homes the agent recommended (even though they knew that the payment would really stretch their budget to the limit).
By now they had given notice to their landlord so, even though the terms they originally agreed too kept changing (for the worse), they felt they had no other choice but to go through with the purchase. They closed on their house and moved in the next week.
They were exhausted and a little scared but really happy to finally have a home for their family. This was in early February in Minnesota. They were in the home for 3 weeks when the furnace went out. The temperature outside was -8 degrees. The furnace repair guy told them they would need a new furnace and that the cost would be $6,400.00 . They had put all their savings into their new home purchase so they had not alternative but to max out 2 of their credit cards.
This type of scenario happens everyday to someone buying their first home. You would really be surprised just how often! I’ve conducted 1,000’s of surveys from people who’ve I’ve helped get their first home over the last 26 years and this happened so often that 10 years ago I decided to do something about it.
